    These Terms of Service ("Terms") govern your access to and use of the Appraize web application, website at www.appraize.ai, and related services (collectively, the "Service") provided by Appraize LLC. By creating an account or using the Service, you agree to be bound by these Terms.

    2. Description of Service

    Appraize is an AI-powered property intelligence platform that provides property analysis, valuation estimates, comparable sales data, lead management, deal tracking, and related tools for real estate professionals.

    3. Important Disclaimer — Not an Appraisal

    THE SERVICE DOES NOT PROVIDE LICENSED APPRAISALS.

    All property valuations, analyses, estimates, and reports generated by Appraize are automated analyses based on publicly available data, third-party data feeds, and proprietary algorithms. They are not formal appraisals and do not constitute an opinion of value by a licensed or certified appraiser. Appraize analyses should not be used as a substitute for a licensed appraisal when one is required by law, regulation, or lending standards.

    4. Accuracy & Confidence

    Appraize is built on enterprise-grade data sources and sophisticated analytical models. However, the accuracy of any analysis depends on the quality, completeness, and timeliness of the underlying data. Appraize does not warrant that any analysis, valuation, or estimate is free from error.

    5. Account Registration & Security

    • You must provide accurate and complete information when creating an account.
    • You are responsible for maintaining the confidentiality of your account credentials.
    • You are responsible for all activity that occurs under your account.
    • You must notify us immediately of any unauthorized use of your account.

    6. Permitted Use

    You may use the Service for lawful business purposes related to real estate analysis and investment. You agree not to:

    • Use the Service for any unlawful purpose.
    • Misrepresent Appraize analyses as licensed appraisals.
    • Attempt to reverse-engineer or extract the source code of the Service.
    • Scrape or harvest data from the Service by automated means.
    • Interfere with the integrity or performance of the Service.
    • Share account credentials with unauthorized third parties.

    7. Intellectual Property

    The Service is owned by Appraize LLC and protected by intellectual property laws. You are granted a limited, non-exclusive, non-transferable license to use the Service. You retain ownership of any data you input.

    8. Subscription & Billing

    • Subscription fees are billed in advance on a recurring monthly basis.
    • You may cancel at any time. Cancellation takes effect at the end of the current billing period.
    • We reserve the right to modify pricing with reasonable advance notice.
    • Analysis credits do not roll over between billing periods unless otherwise specified.

    9. Third-Party Data & Services

    We do not control and are not responsible for the accuracy or availability of third-party data. Third-party data is provided "as is."

    10. Limitation of Liability

    TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, APPRAIZE LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES. IN NO EVENT SHALL APPRAIZE LLC'S TOTAL AGGREGATE LIABILITY EXCEED THE AMOUNT YOU PAID TO APPRAIZE IN THE TWELVE (12) MONTHS PRECEDING THE EVENT GIVING RISE TO THE CLAIM.

    11. Disclaimer of Warranties

    THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND. APPRAIZE LLC DISCLAIMS ALL WARRANTIES, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

    12. Indemnification

    You agree to indemnify and hold harmless Appraize LLC from any claims arising out of your use of the Service or violation of these Terms.

    13. Termination

    We may suspend or terminate your access at any time. Upon termination, your right to use the Service ceases immediately.

    14. Governing Law & Dispute Resolution

    These Terms shall be governed by applicable state law. Disputes shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association.

    15. Modifications to Terms

    We reserve the right to modify these Terms at any time. Material changes will be communicated at least thirty (30) days prior to taking effect.
